La Contenta HOA Monthly Meeting

All owners are advised that this month’s Board meeting will be scheduled for the following:

This notice is being given to all owners in accordance with California state law requiring that the Board of Directors give notice of any Executive Session meetings.

Even though Executive Session meetings are for Board members only, we are required to give notice of the meetings. This Executive Session/closed meeting of the Board will be held to discuss the following: meet with the Association’s attorney in regard to legal issues and closure of the La Contenta Golf Course.

If you have any questions, please feel free to contact management at the above.
*The Executive Session will be held immediately after the regular Board meeting scheduled for 7:00 p.m. the same day. Start time of Executive Session dependent on when the regular meeting adjourns.

MAILBOXES! The new criteria for the mailbox is as follows:
  • Color must be black
  • Mailbox must be installed on a post
  • Mailbox must meet USPS requirements
General USPS requirements for curbside residential mailboxes:
  • All manufactured mailboxes must meet the internal and external dimension requirements of the USPS.
  • Curbside mailboxes must be placed on the right-hand side of the road and facing outward so that mail carriers can access it easily without leaving their vehicle.
  • The box or house number on a mailbox must be represented in numbers that are at least 1 inch tall, and they must be positioned on the front or flag side of the box.
  • Mailboxes must be placed 6 to 8 inches away from the curb; the slot or door must be 41 to 45 inches from the ground.
  • Curbside mailbox posts should be buried less than 24 inches deep and made from wood no larger than 4 inches high by 4 inches wide. Steel or aluminum pipes with a 2-inch diameter are also acceptable.
  • Newspaper receptacles may be mounted on the same post as the mailbox, but they must not contact it directly or be supported by it.
USPS Regulations for Locking Mailboxes
  • Locking mailboxes effectively prevent theft of incoming mail. They must meet the same functional requirements as standard mailboxes and must be approved by the postmaster.
  • Slots for incoming mail must be at least 1.75 inches high by 10 inches wide.
  • Protective flaps on locking mailboxes must be oriented inward so that mail carriers can place mail into the slot without additional effort.
  • Locking mailbox slots must be large enough to hold the resident’s normal daily volume of mail.
  • Slots must also be large enough to accommodate unfolded US Priority Envelopes.
  • Locks cannot be used on contemporary or traditional mailbox designs.
  • USPS carriers do not open locked mailboxes and do not accept mailbox keys.

Address Numbers: It is recommended that HOA members ensure that their home address is clearly displayed on their home or mailbox. This is not just for correct mail delivery but also in case of emergency.
Pet Nuisances: The HOA Board reminds everyone that pet nuisances should be reported to the Sheriff's Department, Animal Service Division. The CC&Rs state that it is a violation to allow loose pets as well as barking dogs. Enforcement comes from the Animal Service Division. Please go here.

Notice to all members regarding OFF STREET PARKING:
The CC&R’s (article 4.20) specify that adequate off-street parking shall be provided by proposed driveways, garages, carports, and the like. Permitted construction materials shall include concrete, paving stones, asphalt, chip seal, rockcrete, turf stone, brick and like material. Loose gravel, loose bark, wood chips and other unconsolidated materials shall not be permitted.

Standing Rule # 18 allows for additional parking, but must be via the driveway encroachment and the material used must  have a minimum depth of 2 inches. The material used should be the same as the driveway, however, compacted road base may be used if it is contained within a border.

The HOA has allowed exceptions to these rules for homeowners to gain limited access to their back or side yards to store their RV or boat. This access is not to be used as a regularly used drive way or as an additional parking area.

Most residents are using the RV access as intended, but some are using it as a regular drive way or for additional parking which is not allowed. We are requesting for all to be in compliance and to adhere to the rules.

Men's Senior Golf Schedule for 2017 is in the Golf News section.

Home Security Tips:
  • Always lock your doors and windows even when leaving for just a minute.
  • House numbers should be visible from the street.
  • Doors, windows and yards should be well lighted at night.
  • Don't leave notes indicating you aren't home or when you will return.
  • Never have a name or license tag attached to your house keys. This w ill reduce your risk of becoming a victim of a burglary.
  • Never enter your house if you see evidence of a burglary.

Please remember that the La Contenta Golf Club cart paths are to be used by paying golfers only. Due to safety issues, anyone else is not allowed. The La Contenta Golf Club has requested the HOA Board to remind all members and friends of our community that the golf course is restricted to paying golfers only. Recently there has been an increase in non golfers using the golf paths and course from walkers and joggers to bicycles riding on fairways and greens. Please stay off the course unless you are playing a round of golf. Thank you.

Message Board: This is a great tool for asking questions that should be available to all members. Questions on violations would be answered by Board members, and others could comment as a discussion group for all to see. It would help in informing everyone on issues related to our HOA.

Board of Directors would like to remind all:
Homeowners are making improvements without HOA approval. This can lead to costly corrections. Please read the CC&Rs and Standing Rules for all improvements and submit the request form prior to any construction or improvement. CC&Rs and Standing Rules as well as request forms can be found under Documents on this website. Please submit them to The Management Alternative. Any questions or clarification can be made through the Contacts page.
Garbage cans need to be stored out of sight when not out for pickup. If left in view, you are subject to fines.
When it's time for weed spraying and/or cutting, please maintain your property as specified in the CC&Rs.
The Board wants the HOA to maintain the highest property values in our area especially in this housing downturn. We must all work together to ensure this. Unrestricted painting, fences, landscaping, weeds and storage will quickly lead to make our community a less desirable place to live. The Board would like to express its deep appreciation for the vast majority that maintain their property under the guidelines.
